There are lots of ways to advertise a property listing. Real estate agents and even those home-sellers who are going it alone can attest to several of the tried and true marketing methods, from the old faithful classified ad to the more advanced and up to the times online version of listings.

Some time ago we ran an article on The Popular Ways to Market Real Estate in Trinidad and we discovered that local agents were actually sometimes faced with resistance when they proposed using a yard sign. Despite the fluctuating popularity of the yard sign on the local real estate scene, it has managed to hold on to its reputation for being a top notch way to attract potential buyers to a property. Some of the reasons for its effectiveness are as follows.

Yard Signs are Great for Visibility
There is something visceral about placing a yard sign on your property. Pictures on the internet can come portray what the house looks like but it can't compare to having it right in front of you. No other form of advertisement can really have this effect. It is akin to a traveling salesman's trick of whipping out the merchandise to let it speak for itself.

Yard Sign Negatives Can Be Countered
One of the downsides of sticking a yard sign on your front lawn or attaching it to your gate is it can encourage passersby to stop to make an inquiry. However, if you are working with an agent and you don't want buyers to disrupt you at odd hours the sign can simply direct interested persons to call a number. 99% of interested buyers will respect this and not start honking their horn for you to come outside in complete disregard for the sign.

Yard Signs Attract Buyers Who May Not Be Looking
One of the great things about using a yard sign is it appeals to the rumor mill. Neighbors and passersby will comment and tell friends and family that they saw a house for sale around the corner. How many times have you heard someone say "Ey girl, you see the house on the hill gone up for sale?" That simple impulse to recount what is seen can help you to find the right buyer in a short space of time.

Yard Signs Don't Sleep
Finally, using a yard sign has the same benefit of placing an internet ad, it doesn't shut off. So whether someone is passing at 3am or at 3pm it will be there to advertise the property.

Sometimes the simple advertising methods prove to be the best. Don't discount the usefulness of a yard sign without giving it a try. After all marketing should be a complete strategy, not simply comprised of certain types of advertising.
